Florida Statues require that all modifications that need to be reviewed and approved by the ARC be done so in an open and noticed meeting. In order to reduce the burden on everyone involved and reduce the execution time for the process required by law, the ARC is developing Standards for our community. Once these Standards are approved by the Board of Directors in an open and noticed meeting, they are available to be used by Owners. An ARC Alteration & Modification Request is still required to be submitted, but the ARC simply verifies that a Standard is being used and once they have communicated it is verified, it is deemed approved without it going to an open and noticed meeting. The decision that the change is acceptable was made when the Standard was approved in an open and noticed meeting. Since painting is a frequent request, the ARC has focused their effort on Painting Standards first. The approved Painting Standards are shown below. You are not required to choose a Standard, but the approval process will take longer to comply with Florida law and there is no guarantee that what you choose will be found acceptable by the ARC and approved.
